  • Take care when appointing an Estate Agent To act for you
  • Ensure that your property is presented in the best possible way
  • Tackle those DIY jobs that you may have been putting off
  • De-clutter the property
  • Give each room a purpose, a bedroom should have a bed, a study should have a desk etc...
  • Turn on the lights & open the curtains, make sure that the property is inviting
  • Ensure that the kitchen & bathrooms are spotless
  • Try and make it as easy for your viewer to park as possible
  • Remove(where possible) pets and their baskets/cages from the property prior to the viewing
  • Prepare to mention special features of the property, nearby well performing schools etc...
  • Limit your personal effects, the buyer must be able to visualise themselves living in the property and not someone elses
  • Cut the grass and ensure that the front of the property is neat and tidy
  • Try to time viewings when you know that your property will be seen in its best light

  • Cook strong smelling foods before a property viewing
  • Impede the access to your property,Eg: parking to close to the front access if you have a front driveway
  • Have washing drying in the property
  • Close any of the doors
  • Enter into discussion with the viewer about the price
  • Enter any room in front of your viewer
  • Answer any question unless you are confident about a truthful answer
  • Pass your contact details to any viewer
  • Appoint an Estate Agent just because they are the cheapest
