These fees must be paid in cleared funds prior to your occupation of the property. A holding deposit of £300.00 is required should you be interested in one of our properties and will deducted from total monies due to the Landlord
Rent For The Term Of The Tenancy
We will require you to complete a standing order mandate for the monthly rental payments. Your rental payments will be collected each month on the date as stated in the Assured Shorthold Tenancy Agreement.
Who Will Hold My Deposit?
Higley Homes managed property deposits are lodged with the Deposit Protection Scheme (DPS). When renting a property on a let only basis your Landlord is required to inform you of their deposit protection arrangements.
Let Only Rentals
Where Higley Homes are not instructed to deal with the management of your tenancy you will be provided with the Landlord’s contact details.
Tenant’s Contents Insurance
The Landlord is not responsible for insuring against your contents within the property. Please ensure that you organise sufficient contents insurance.
Please be advised that some Landlord’s may restrict or not allow Smokers, Housing Benefit, Students or Pets. Many leasehold properties will not allow pets under the terms of the head lease, where pets are acceptable to Landlords a further deposit of £500.00 is required.
Who Pays The Bills?
Unless otherwise agreed with your Landlord, Tenants will be responsible for all bills. Where Higley Homesl are managing the tenancy we shall inform the utility and service companies of the ingoing Tenant’s details.
