A Brief Guide To Renting A Property

Once you have found a property of interest you will be required to complete an application form which will enable us to verify your suitability before proceeding with your proposed tenancy.

Higley Homesl use the services of a credit reference agency in order to establish your current credit status. In addition to the credit check we will also request the contact details of your current Landlord, current Employer (if self-employed we will require an accountant’s letter) and recent bank statements/wage slips.

How Quickly Can I move In?

Depending on the availability of the property it will usually take a minimum of 7 days before you are able to collect the keys. This is often determined by the speed of which we can obtain satisfactory references.

Advance Payments

Higley Homes require a payment of one month’s rent in advance together with the security deposit equivalent to one month’s rent. These payments should be made by bankers draft, building society cheque or bank transfer no later than 24 hours prior to your move in date and where all of the required references have been obtained and verified.

Additional Tenant Fees Payable To Higley Homes

  • All contract fees payable by Tenant(s) include the credit referencing fee.
  • First Tenant contract fee £300.00 inclusive of vat
  • Two Tenant's contract fee £396.00 inclusive of vat
  • Additional Tenants contract fees £72.00 inclusive of vat per additional Tenant
  • Guarantor fees £240.00 inclusive of vat
  • Inventory/check out fees may apply depending on the property and charged from £180.00 inclusive of vat, per property
  • Where a contract has been drawn up and the Tenant(s) change the moving in date a fee of £60.00 inclusive of vat will be charged to amend the contract
  • Higley Homes will charge £30.00 inclusive of vat when having to write to Tenant’s on late or non- payment of rents.
  • Pet disclaimer/additional pet deposit (depending on Landlord's request) £500.00

  • To reserve a property we will require a holding deposit of £300.00, this deposit is non-refundable should you decide not to proceed or fail to satisfy our referencing conditions.

These fees must be paid in cleared funds prior to your occupation of the property. A holding deposit of £300.00 is required should you be interested in one of our properties and will deducted from total monies due to the Landlord

Rent For The Term Of The Tenancy

We will require you to complete a standing order mandate for the monthly rental payments. Your rental payments will be collected each month on the date as stated in the Assured Shorthold Tenancy Agreement.

Who Will Hold My Deposit?

Higley Homes managed property deposits are lodged with the Deposit Protection Scheme (DPS). When renting a property on a let only basis your Landlord is required to inform you of their deposit protection arrangements.

Let Only Rentals

Where Higley Homes are not instructed to deal with the management of your tenancy you will be provided with the Landlord’s contact details.

Tenant’s Contents Insurance

The Landlord is not responsible for insuring against your contents within the property. Please ensure that you organise sufficient contents insurance.

Landlord Preferences

Please be advised that some Landlord’s may restrict or not allow Smokers, Housing Benefit, Students or Pets. Many leasehold properties will not allow pets under the terms of the head lease, where pets are acceptable to Landlords a further deposit of £500.00 is required.

Who Pays The Bills?

Unless otherwise agreed with your Landlord, Tenants will be responsible for all bills. Where Higley Homesl are managing the tenancy we shall inform the utility and service companies of the ingoing Tenant’s details.
